Answer:
You will be required to complete your online “Intent to Return” form which will be found at www.southcampuscommons.com or www.umdcourtyards.com. The form will be available from January 20, 2011 until February 9, 2011 at 11:59pm.
Before you leave the country, identify someone who you trust to act as your proxy. Students with family living in the local area will often choose a parent. If your family is out of state, you may want to select a fellow student. Just be sure to select carefully as you will have to abide by the decisions made by your proxy. Once you have selected a proxy, submit an online proxy form at least 2 business days prior to when you wish to sign a lease. When your proxy signs your lease, he/she will need your notarized Guarantee of Lease (completed by a person willing to be financially responsible for you like a parent) and a $300 check/money order. Make sure all of these are in your proxy’s possession before you leave the country. You may e-mail pppleasing@umd.edu, office@umdcourtyards.edu, or leasing@southcampuscommons.com with any questions.
Answer:
The regular annual leasing process takes place in February/March of each year, which means you should renew your lease prior to being away in Spring 2011. Your apartment community will send you an email with instructions on how to re-new your lease. Submit your online “Intent to Return” form by February 9, 2011 at 11:59 pm.
Answer:
The annual leasing process takes place in February/March. We do not recommend that you sign a lease for the entire year if you only want to live in SCC or CTY during the Fall semester. Instead, apply and watch the bulletin boards to take over the time period you want for someone who is going to be away from campus during that time. If you decide that you must sign a lease anyway, you’ll be responsible for finding someone to take over your space for the time you are away from campus. If you can’t find anyone, you will have to pay the rent even though you do not live there.
For more instructions on signing a full year lease, go back a step and choose “I want to live in SCC/CTY during the entire 2011-2012 lease year” as your option. For more information on re-leasing, go to www.southcampuscommons.com and click on “Residents” and search for “re-leasing process” or go to www.umdcourtyards.com and click on “Residents” then “Re-Leasing Process."

Answer:
All Courtyards and SCC leases last 11.25 months and you should go back a step and select “I want to live in SCC/CTY during the entire 2011-2012 lease year” for more information. However, once you have a full lease, you can seek another eligible student to take over your lease for the summer (re-leasing). If you are unable to find a re-lessor, you will be obligated to pay the summer rent even if you do not live here. For more information on re-leasing, go to www.umdcourtyards.com or www.southcampuscommons.com and click on “re-leasing process”.
Answer:
As all SCC and Courtyards leases are for the full 11.25 month year, the only way to move into an apartment mid-year is to become another student’s “re-lessor”. Many residents either graduate or go abroad at the end of Fall semester. There are online bulletin boards at www.umdcourtyards.com and www.southcampuscommons.com where you can find a resident seeking a re-lessor. Once you have found your space, your re-lessor will need to start the process to cancel his/her lease and give the space to you. If this is going to take place while you are away from campus, you’ll need a proxy. Students with family living in the local area will often choose a parent as a proxy. If your family is out of state, you may want to select a fellow student. Just be sure to select carefully as you will have to abide by the decisions made by your proxy. Once you have selected a proxy, submit an online proxy form at least 2 business days prior to when you wish to sign a lease. When your proxy signs your lease, he/she will need your notarized Guaranty of Lease (completed by a person willing to be financially responsible for you like a parent), a $300 check/money order and a $25 check/money order. Make sure all of these are in your proxy’s possession before you leave the country. Your prior housing status will impact your eligibility for SCC and Courtyards.
